Jones Brokers Realty, LLC is seeking a Commercial Leasing Associate dually functioning as a Property Manager to join its dynamic, team located in Alpharetta, GA.

This is a commissioned position. The leasing and property management related to our current listings will be delegated to this individual. Job Duties

We are looking for a highly qualified professional with a proven track record in commercial lease negotiation, basic analytics utilizing excel, property management, CoStar, and Sales Force. This role s expected to be independent of the sales brokerage activity. Note the primary function of this position is to optimize the value of our current dispositions and clients assets. Responsibilities will include:

1.Performing property and financial due diligence. 

Gather and analyze data and information in support of financial strategy to optimize the value of each managed asset. This role will be responible for making data driven strategic asset management recommendations to broker and client yielding the highest value and return for the client.

2. Site identification.

Based on the provided requirements you will research inventory and provide a selection of suitable sites for each lease requirement.

3. Vendor management.

Source and manage vendors for all maintenance and improvement projects for managed assets.

4. Presentations.

Draft offering flyers and marketing materials related to lease ups and managed assets clearly articulating results of due diligence and financial analysis providing recommendations and considerations to the recipients.

5.Analytics.

Create excel valuation models stressing property performance while simultaneously evaluating various investment structures with unique distribution characteristics (i.e., joint venture equity and secured performing & non-performing debt instruments).

Perform in-depth analysis of historical and projected property and venture financial statements. You will be utilizing proprietary templates.

6. Transaction management.

Manage deals from requirement disclosure through lease execution. Act as a liaison with all vendors, professional service providers, brokers, and stakeholders. You will be responsible for negotiating, tracking, and controlling the deal by being the most accurate and reliable source for up to date information.

7. Budgeting.

You will be responsible for creating, managing, and meeting the budgetary elements of the property management function for each asset managed.

8. Relationship management.

Proactive client maintenance creating transparency in your work product, clarity as to what is being accomplished by Jones Brokers Realty for the client, and conversion efforts to keep the clients engaged in the market when it suits their investment goals and portfolio are key elements of this position.

Requirements and Qualifications

Education Requirement:

Undergraduate degree in economics, business, or comparable professional experience. Comparable experience is perfectly acceptable and actually preferred.

Skill Requirements: Entry level technical skills in accounting or finance with advanced knowledge of Excel. While our analytics are performed on proprietary templates maintenance of these templates and creation of new tools may be required from time to time.

Experiential Requirement:

1+ years of relevant experience in commercial leasing or asset management.

Qualities Required:

Must be licensed within 45 days of employment. Extreme attention to detail and high degree of accuracy is necessary. Candidates must be analytical problem solvers that can creatively devise solutions and provide tactical advice/implementation. Candidates must be self-starters that take the initiative to bring a project to completion and evolve systems and processes. Candidates must possess the ability to multi-task and balance competing priorities. Ability to thrive in an environment with a brisk pace driven by time sensitive client needs.

Qualities Preferred:

The ability to identify critical economic drivers. Appreciation for data driven decision making. A passion for real estate, capital markets, and project completion.

Compensation Package

Commission/Salary:

Commission on leases and property management clients provided by Jones Brokers. Additional earnings for self generated lease or property management clients. Potential for shift to salary plus performance bonuses, or salary may become available to the right candidate.

2. Salary increases awarded based on individual and firm performance.

3. 401K with employer contribution of 15.0 - 30.0% match of 8% of salary based on performance.

4. Employer for healthcare expense or flexible spending contribution based on performance

Year 3:

1. 18 days of required vacation and personal days combined.

2. Salary increases awarded based on individual and firm performance.
